In spring 2024 we were approached by JLL to provide a design concept for a proposed ‘Plug and Play’ space at the 8th Floor of Marsden Street in Manchester city centre.
The small suite footprint had resulted from subdivision of the wider floorplate and was proving difficult to let.
The brief for the space was developed with the landlord Abrdn client team and local building surveyor agents. The market for this type of space has become very popular post-pandemic, with clients looking to relocate to smaller offices where the fit-out and furniture is rentalised as part of their lease.
The design includes a separate welcome area which can be used for reception or for informal meetings. The open plan layout includes traditional desk space, supplemented with collaboration areas to support agile working. The single large meeting room is positioned in order to split the floor into two zones geared towards focussed on work and collaboration respectively.
Feature curtain and slatted wall space dividers create defined zones, and the kitchen area includes seating booths relaxation and informal meetings. Feature lighting and hanging planting is included above the collaboration areas to provide definition and interest within the space.
The scheme has been extremely well received and was let shortly after completion. We are working with the client to continue this concept throughout other floors within the building.
