T&M Real Estate instructed Bluesky Design to design their new workspace within their recently acquired building at 4 Hardman Street, Manchester.

The floorplate benefits from generous floor-to-ceiling windows, providing natural light and fantastic views across the Spinningfields area. Working closely with the client team from concept through to Stage 4, we created a contemporary workspace that reflects the T&M brand while supporting the way their team works.

As part of the initial space planning, we explored both sides of the floorplate, giving the client flexibility to consider which suite best suited their requirements and desired look and feel. The final layout adopts an open-plan approach, with the social space positioned as you enter. This creates a welcoming arrival experience which flows naturally into the main working area, with integrated planting features helping to define the different areas.

Meeting rooms and offices open directly from the main workspace, with full-height glazing used throughout to maximise the flow of natural light and maintain visual connections across the floorplate. A variety of settings have been incorporated to support different ways of working, including generous breakout areas where the team can collaborate and recharge throughout the day.

The materials palette was kept subtle and considered, combining light woods, soft tones, varied textures and carefully selected lighting to bring warmth and depth to the space. These elements work alongside the existing architecture, to transform a blank canvas into a sophisticated and flexible working environment.
